“Real estate in many markets is valued below replacement cost, which makes building new supply in most markets very unlikely for some time,” says Ferguson, who has specialised in listed property since 1998.

“This means that even with moderate amounts of economic growth, we should see an improvement in both occupancy rates and rental rates in most property types and therefore an improvement in cashflows from the companies we are investing in.”

While the commercial property market still faces difficulties, particularly in the US, Ferguson thinks the worst is over and the market is in an up-cycle. He expects many listed vehicles will benefit significantly in coming years from external growth, as private owners look to recapitalise their property investments.

These words stand as the foundation for our country and have come to define those non-negotiable freedoms that secure an American way of life. So, what does any of this have to do with real estate? Well, many of the founding fathers saw a connection between liberty and the concept of private property rights. It’s a reasonable correlation, in that the basis for the Declaration of Independence was to secure our separation from Great Britain and establish the sovereignty of this land.
